To deliver a high quality right first time and responsive voids management service across the borough ,to ensure outgoing tenants and prospective tenants are dealt with in an effective and customer focussed way and that the voids process and voids contractors is managed efficiently

To manage void properties end to end: ensuring the contractor provides an accurate and appropriate specification and delivers good quality work in an appropriate timescale.

Take ownership of void properties throughout the end to end process-from initial notification of a void to the property and paperwork being ready for the new tenant to move in.

Inspection and identification of cause of building defects and the general maintenance of the property through reactive repairs and planned works.

Recognise any compliance issues, health and safety risks, and escalate when necessary.

Apply your knowledge to undertake surveys if required, use survey and other information to diagnose cause and mechanisms of failure.

Implement remedial solutions taking into account cost impact and potential risk.

To manage and control void works in progress to make sure works are carried out in accordance with required standards or regulations and within the agreed cost and timescale.

Identify where contractors are not meeting there requirements take appropriate management action and escalate as appropriate.

Maintaining detailed records of works or inspections carried out using the Council's IT system or written records when appropriate.

Maintain financial and technical reports to facilitate contract administration and budget management

To carry out quality assurance on void inspections to establish cost time taken and compliance with required standards to inform fiinanical,technical and contract performance reports.

To approve or withhold payment for works as appropriate.

To specify when required, manage and control repairs during the lettings process from property becoming vacant to being let, ensuring rent loss is minimised and a standard specification is applied.

Working closely with officers across the council to improve void turn around times.

To act and advise on the appropriate construction solution to deceive aids and adaptions specified by the Occupational Theropy Team Manager and control contractors in delivery of OT works and deal with procurement as required.
